Terms of Use

Bookings are subject to the following terms and conditions as agreed to at the time of booking. A contract between you and 4S-Group GmbH will come into existence when we accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement. The contract binds you and all the members of your party, including visitors you invite to the property, your staff, friends, and service providers. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking.

A deposit of 30% of the holiday price is payable at the time of booking.

Bookings made less than 45 days before your arrival date must be accompanied by the full amount of the holiday charge and the refundable damage deposit. If the balance is not received by the due date, your holiday will be treated as a cancellation, and the client will remain liable to pay the balance of the rent.

All cancellations must be immediately notified by telephone and then in writing. The cancellation policies are as follows:More than 84 days before the holiday start date: The deposit payment will be forfeited.

Between 83 and 45 days before the holiday start date: 30% of the booking is payable to 4S-Group GmbH.
Between 44 and 32 days before the holiday start date: 50% of the booking is payable to 4S-Group GmbH.
Between 31 and 15 days before the holiday start date: 80% of the booking is payable to 4S-Group GmbH.
From 14 days and by not showing: 100% of the booking is payable to 4S-Group GmbH.

We strongly advise that you take out comprehensive travel insurance. If you choose not to, you accept responsibility for any loss you may incur due to your cancellation. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control.

Notification of cancellation will be given as soon as possible, and we will promptly refund all payments made for your holiday. Our liability for cancellation is limited to payments made to us.

The number of persons using the accommodation at any time must not exceed the number defined in the contract. Only those listed on the booking form may occupy the property. We reserve the right to terminate the booking without refund in case of a breach of this condition.Bookings cannot be accepted from persons under eighteen years of age.

We reserve the right to refuse a booking without giving any reason.We or our representatives reserve the right to enter the apartment at any time to undertake essential maintenance or for inspection purposes.

Smoking anywhere on the premises will result in termination of stay without refund. This policy must be strictly adhered to, and any damage or extra cleaning caused by smoking will be at the client’s expense.

Damage Deposit

By making a booking, clients accept responsibility for any theft, breakage, or damage caused by them or any member of their party. Clients agree to indemnify us in full for any loss we may incur as a result. The security deposit will be returned within 7 days of the end of the holiday, less the cost of any damage or breakages.

Damage to Property

Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. If you notice damage in your accommodation, please inform us immediately so we can take appropriate action. If any breakages occur during your stay, please replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday, and you may be charged for any loss or damage found.

The owner reserves the right to charge for additional cleaning costs if the property is left in an unacceptable condition.In the event that any keys issued are not returned at the end of your stay, the cost of replacement will be charged to you.

Clients may not, under any circumstances, re-let or sublet the property, even free of charge.

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery, or appliance in the building, grounds, or pool.

All inventory must remain in the property where it was at the time of arrival and must not be moved to another property.

Swimming Pool/Hot Tub Disclaimer

Guests must abide by all swimming pool and hot tub safety rules:

Children under 18 must be supervised by parents or guardians at all times.
No running, diving, or rough play in or around the pool area.
Glass containers are strictly prohibited in the pool or hot tub area.
Shower before entering the pool or hot tub to maintain hygiene.
Do not use the pool or hot tub if under the influence of alcohol or drugs.
Use the pool or hot tub only during designated hours.
Ensure all safety covers and barriers are properly secured when not in use.

We reserve the right to terminate a holiday without compensation where the unreasonable behavior of persons named on the booking (or their guests) impairs the enjoyment, comfort, or health of others.

Any problem or complaint concerning your holiday must be reported immediately to us or our representatives. We will endeavor to resolve the issue. Complaints not reported during your stay and only raised after your return will not be considered.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
